I need more advice for another deal that has come my way.
Therfore I need some help and advice from you regarding property that this guy said he needs to sell for his parents. It is a renovation project which has been done to a good standard. The father has stripped everything from the house and then rewired all the house and also got all of it plastered. He has then stuck a new boiler in the house and also double glazed all the windows which still can be seen. There are also new doors put in the house.
So evertything has been done from bottom to top. All that is need is now is to put carpets, wallpaper and furtintur and then it will be a perfect house with the front garden and back garden to be tidied up.
Houses on the same road are on sale for £137,000, £134,950 £132,000 and one at £130,000. Now knowing this how do i price it how much everthing will cost and make offer to him. How much do i offer him?

Blog Reply: Hi, you need to find out the sellers motive for selling...does he need a quick sale...if not then likelyhood of him accpeting a low offer is remote. Try low and see what happens....if hes not motivated to sell then forget it
Blog Reply: For a deal like this I would check with land registry - see what the lending / charges are against the property. That way you know when you make your offer if you are covering thier mortgage redemption.
