With property prices virtually static in many parts of the country, most investor landlords are "marking time" in managing portfolios and delaying further purchases until they see where the market is going.

According to the latest quarterly market review from the Association of Residential Letting Agents (ARLA), landlords nationwide have an average 4.8 properties in their portfolios, slightly down on the 5.1 figure recorded three months ago.

But one in 10 landlords holds more than 10 properties in his, or her portfolio. Some 17pc of agents say investors are buying more.

On average, ARLA offices surveyed are managing 109 properties, compared with 105 three months ago. ARLA says that landlords paying cash currently earn an average return nationwide, including Scotland, of just over 12pc. Those who "gear" investments by borrowing as much as possible enjoy an average return of over 25pc.

The survey, carried out in February, also reveals buy to let properties are long-term investments. Landlords buying in the next 12 months expect to retain these properties for an average 17 years.

Just l.lpc of landlords expect to resell property rapidly, within two years. Around 5pc believe they will hang on to properties for less than five years.

For all the hype and special deals and curiously expensive symposia, buy to let investors prove themselves yet again to be serious, long-term investment landlords. They are driving the long-term financing of the private rented sector. It is precisely what is needed for the sector and for housing in general.

A second survey of the private rented sector from us showed that women accounted for more than 24pc of all buy to let investments since the start of 2007. Female investors put down 24pc of the price as a deposit, against 20pc by men, and pay an average £142,000 (men £120,739), possibly because they prefer to buy property in better condition. Female investors are busiest in the South East (23pc); London (21pc) and North West (13pc).

We know that almost 40pc of property investors purchase and manage a portfolio as married couples, so there are many more landladies active in this sector than figures might suggest.
