Instead of struggling to meet large monthly mortgage payments, many home hunters are turning to the so-called Manhattan lifestyle option and renting for life, according to Letting Agents. Renting provides people with more disposable income and freedom to move about more.
There has been a sea-change in attitude about renting, and it has become socially acceptable again. There is now a generation emerging that doesn't want to buy at all. They think there's more to life than buying a property. There is a flexibility with renting, especially for those who have not made all their career decisions.
The Scottish rental market could see a position where people rent because of sky-high property prices. The pattern is also becoming increasingly popular in many European countries, such as Germany, Belgium and France.
Many young people want to live in a city centre environment with a lot of space and the only way they can afford that is to rent. While this may clash with the perception that Britons are obsessed with owning property, a recent Bank of Scotland report on first-time buyers revealed numbers across the UK had hit a 20-year-low in 2004 at 361,000.
Figures show that Scotland is the most affordable place to live in the UK, but if the average house price rises then it will be cheap no more!
There needs to be an improvement in legislation to give landlords greater protection against rent non-payers. Currently, if someone defaults and is not paying their rent it is almost impossible to get the money from them.
The slowdown in the property market is also proving to be a boom to landlords, many of whom are snapping up more buy-to-let properties at knockdown prices, as sellers take a more realistic view of the depressed market.
