Today's figures show that women have bought almost 30 per cent of all buy-to-let property sold, according to new research. This is a significant increase over previous years, with less than 25 per cent in 2005 and 20 per cent in 2004.
Women took out just under 45,000 buy-to-let mortgages, many of them with larger deposits than their male counterparts. Women put down deposits of 24 per cent of the property's value while men averaged at 20 per cent. While this may have reduced their monthly payments, female property investors did pay more for their average property.
The average cost of houses bought by women was £142,000, while men bought at an average cost of £120,739. This higher price may reflect that women prefer to buy properties in a rentable condition rather than undertake renovations.
Since 2004, the south east, London and the north west have consistently boasted the highest number of women Buy To Let landlords. But the number of female property investors in the capital appears to be declining. These figures capture the true extent of female involvement in the residential property market.
We know that almost 40 per cent of property investors purchase and manage their portfolio as a married couple so I am sure there are many more landladies than this. It is also interesting to note that when it comes to financing, female property investors appear to be more cautious than their male counterparts realising that a larger deposit means smaller monthly payments and less stress.
One of the factors cited for the rise was that newly-cohabiting women were opting to live with partners while renting out their former homes.
