Strong tenant demand drives rents up
London landlords have seen the average rent achieved on their new property investments continuing to rise quicker than the prices they pay for these properties, according to a new index.
Across the UK, strong tenant demand in late 2006 and early 2007 drove achievable rents up by 0.4 per cent in December and a further 2.5 per cent in January, the figures revealed, with average annual rental incomes reaching £9,942 in January, from £9,665 a month earlier.
Greater London, the south-east of England and East Anglia have seen particularly positive trends in rents and yields, benefiting from the capital's economy and strong financial services sector, claimed Paragon Mortgages, which compiled the index.
Managing director of the firm John Heron commented: "Demand from tenants is particularly strong in London and its hinterland.
"The capital sees the largest influx of inward migrants and continues to enjoy a buoyant economy notwithstanding the impact of rising inflation and borrowing costs.
"At the same time investors have been actively growing their portfolios in response to higher rents and rising yields."
The picture of strong tenant demand is borne out by figures released this week from the Royal Institution of Chartered Surveyors, which claimed that demand for rental properties rose at its fastest pace for nine years in the final quarter of 2006.

Whilst the novice struggles with the figures the prospective tenant loses. Tenants are likely to spend the summer fighting over properties and landlords will start to demand the highest rents. In autumn we will probably see Buy To Let back on the agenda!’
Grandin says ‘confidence remains high in our Buy To Let sector, we are noticing a lot of Buy To Let remortgages with plenty of equity being pulled out of property. The equity being pulled out seems to be ‘squared up’ for further property purchases. It seems that Landlords want to concentrate on buying properties and not selling properties.’
