Portfolio Averages
A recent research has said that the size of average buy to let portfolios in the UK is five and the highest of the other European countries researched.
This was considered to reflect the UK landlord’s hope that buy to lets would be their main source of income.
Also found was the importance of regulations and taxing to ensure that buy to let remained attractive to investors.
In Poland the average portfolio was 2.6 properties, in Germany it is 2.5 properties and in Portugal it is 1.9. In Poland around 77% of landlords profited out of buy to let compared to 70% in the UK and investors were not restricted by tax.
Germany consider regulations to be pro-tenant and only 3% of landlords lose cash but they are hit by rent restrictions and a difficult system for evictions.
Portuguese landlords were also hampered by legislation and only 22% said they make a profit.
